Wood Replacement Update

All 22 buildings have now had their wood fascia replaced and painted, and have been re-paneled with Hardie Board, a fiber-cement product that simulates wood. This project began over four years ago and was accomplished by our maintenance company, with the cooperation of all residents and owners. The new-look exterior hopefully will last for many years. A new community improvement project, to be determined by the Board at the next meeting, will begin soon!

Roof Maintenance

In preparation for the rainy season (let's all hope for a wet winter!) Roof King has been doing maintenance on our roofs this month. They are sealing cracks and seams, clearing gutters and patching any obvious problems. Thanks to all residents for cooperating in allowing access to your patio or balcony so the gutters can be cleaned.

Court Trees Trimmed

The large eucalyptus trees and some other overgrown vegetation behind our new courts were recently trimmed by our neighbors at Felicita Plaza shopping center. This will help minimize leaves and bird droppings falling onto the court surfaces.  It also provides a more open look between our properties.  Thank you Felicita Plaza for honoring our request to have the work done!

More Tree Work

The remaining trees in our complex needing maintenance were recently trimmed.  A pine tree near the west drive-in gate was also removed. Because of the extensive work done recently, all of our large trees shouldn't need another "haircut" for a few years. Here's before and after views of the palm tree near the tennis courts:

Trees Trimmed

This week 15 large trees (11 Alder, 2 Jacaranda and 2 Melaleuca) in our complex were trimmed and thinned.  Other trees throughout the complex will be trimmed next month.

Gates

Our pedestrian gate on Vermont Ave. was recently repaired.  All of our gates get heavy use, taking on hundreds of open and close cycles per day.  Maintenance/repair is costly.  Please:
-- Do not force a gate open
-- Make sure the gate to Vons closes completely behind you, don't leave it propped open
-- Don't open a drive-in gate to walk through, use the pedestrian gate instead
-- Only provide the gate code to trusted friends, family and authorized delivery personnel

Condensation Lines

Walkway Maintenance

Pool & Spa Fences

We now have a brand new fence surrounding our spa. In addition, sections of the pool fence were replaced where needed, and the entire fence was re-painted.  New gates were also installed at both the spa and pool. Residents, please do your part to keep these areas looking great, and make sure to keep both gates locked when not in use.

Repaving is Complete!

Our driveways and parking lots were just re-surfaced and re-painted.  This was a multi-month project that included replacing asphalt in certain areas, filling in cracks, re-sealing all surfaces, and re-painting the parking space lines, numbers and curbs.  A big thanks to all residents for your cooperation in making this project a success!

Repaving, Phase 1

On September 5, Eagle Paving performed asphalt patching to specific areas of our driveways. This work completed the 1st phase of the project to patch and resurface our driveways and parking spaces.  Phase 2, to occur in a few weeks, will result in the remaining cracks being filled, the entire paved area re-sealed, and all red curbs, parking space lines and numbers painted.  Our driveways and parking areas should look like new very soon!  Thanks to all for your compliance on the 5th in moving ...

Improving Curb Appeal

Over the past few months the front entrance area of Vermont Villas has been cleaned up to look new again. All of the signs on the gates and monuments have been replaced, the monuments have been patched and painted, and new or freshly painted letters and numbers have been affixed to the monuments. We ask for everyone's cooperation in keeping the area clean and tidy.

Fire Hydrants

The Escondido Fire Department recently paid us a visit to inspect and test the fire hydrants in our complex. We are pleased to report that all four of our hydrants passed inspection and are working properly. The Fire Department will be testing the hydrants annually.

Fumigation Project Update

Termite fumigation was recently performed on the last of our buildings needing this work. That completes a three year project where all 22 of our buildings, plus the clubhouse building near the pool, were tented and fumigated. Makeover of the Mailboxes

The mailboxes have been crying for attention for some time. The appeal for help was finally heard. They were recently given a good cleaning, had a few loose screws tightened, new USPS stickers were applied, and new labels designating unit numbers were put on all the boxes with sun exposure.

Eucalyptus Trees Trimmed

On Monday, January 23, the city of Escondido trimmed the Eucalyptus trees that were extending over the Vermont Villas complex along our southeast border. The crew doing the work braved the rain and wind to accomplish the task on schedule and without incident. Thanks to all Vermont Villas residents for your cooperation.
